The Camellias by DLF, an uber luxury residential property has often been in the news for its houses being sold at mind-blowing prices.

But one has to wonder what makes The Camellias by DLF so exclusive and the place to be for the rich and affluent.

Why Is DLF’s The Camellias So Exclusive?

In February of this year, a 10,000 sq ft apartment at The Camellias was sold for a whopping Rs. 95 crore by a Singapore NRI to Smiti Agarwal, wife of Hemant Agarwal, CMD at V Bazaar Retail Pvt Ltd. The document also showed that the stamp duty paid by the buyer alone came to a nice Rs. 4.75 crore.

Previous to that in 2023, the complex had also made news after an apartment was resold for an unbelievable Rs.114 crore.

Amit Goyal, Managing Director, India Sotheby’s International Realty speaking about the popularity of the property said “DLF phase 5, Gurugram has emerged as the preferred choice for startup founders, senior executives of MNCs, and businessmen, more so for people having their workplaces in and around Gurugram. One of best golf course along with unmatched amenities offered by DLF has attracted the wealthy buyers into this condominium and it now commands per square foot price at par with prime areas of Delhi and Mumbai.”

Ritish Mehta, a senior director at Jones Lang LaSalle also stated “Appreciation of the golf course-facing unit, location, an unmatched product by a builder of repute, and the fact that the new owner gets a ready apartment and will not have to spend time and effort in doing up the condominium’s interiors are what helped the seller command a premium.”

The Camellias as a complex certainly strives to offer a luxury living apart from anything else. From stunning architecture to lush green landscapes and vast expanses of space, in contrast with the tight and compact nature of major cities, it makes one feel caught in a bubble of privacy and serenity.

Besides offering bare-shelled apartments that owners can design and furnish to their liking, the entire complex also has just 429 units, with one unit taking an entire floor which just leads to every individual getting ample space for the money they pay.

Along with this, the Camellias Club would probably be the second thing that attracts every individual like bees to honey, considering the number of services it provides.

Seven energy zones, a fitness center, a spa that has a Turkish hammam, a four-lane Brunswick bowling alley, and five restaurant options are all things available for the residents.

There are also two signature golf courses in the middle of the development. The entire concept of the complex seems to make everything imaginable available to residents so they never have to step a foot out.

What Do Residents Say?

Nomita Kohli, an interior designer who has had a few clients in Camellias said “Nobody has ever lived at The Oberoi for 365 days a year! Everyone’s travelled and visited fancy places, but no one’s lived at a seven-star resort full-time — until now.”

Speaking with The Print a 67-year-old resident who is now a retired entrepreneur said “In the Camellias, you’re not in Gurugram — you are part of a global luxury condominium. Most of the residents here really don’t know much about Gurugram, but it’s a very self-contained, highly secure, luxurious community with all services.”

28-year-old Nikita Kapoor, also commented on this saying “You move to Camellias to either become the people you want to be, or for the people you want to be around… Social status sometimes drives the move. It’s a very real scenario — the kind of conversations you can have, the investments, business deals and partnerships you can make — all these are very important. The social circles tend to be very tight in these communities.”

According to The Print, there even exists a “WhatsApp group of older parents has been made to try and set their single children up with each other, so they can live happily ever after in Camellias.”

The Exclusiveness Of Golf Course Road Property

The Gurgaon Gold Course Road has been emerging as a very exclusive area for residential real estate for some time now.

Saurabh Garg, Co-founder & CBO of NoBroker.Com as per a Financial Express report from September commenting on this said “Once an underdog, Gurgaon’s Golf Course Road has become one of the most sought-after addresses in the city. While the Lutyens Delhi is associated with the colonial era, the Golf Course Road offers modern luxury in every sense. Today, this colorful stretch is known as a center of elegance and sophistication. It offers a range of properties ranging from premium to luxury.”

Reportedly, MNCs, investors, and HNIs are quite interested in this area and DLF has surely jumped on this by offering several luxury residential projects, not just Camellias but the Magnolias and more.

Proximity to the Delhi-Mumbai Industrial Corridor (DMIC) and rich people with disposable income willing to spend any amount on a certain type of lifestyle has led to the expansion of Golf Course Road.

Garg also said “As Gurgaon’s Golf Course Road continues to evolve, it undeniably positions itself as the new epitome of opulence and sophistication, rivaling the historic grandeur of Lutyens Delhi. This transformation represents not just a shift in geographical desirability but also a reflection of changing preferences in luxury living. With its modern amenities, superior infrastructure, and strategic location, Golf Course Road stands as a testament to the dynamic growth of urban landscapes in India.”

According to a 2022 report by The Hindu mentioned how properties with an attached golf course instantly become a symbol of luxury and high living.

It wrote “homes in golf-centric projects are in huge demand and see much higher price appreciation than other luxury housing. A villa in a golf-centric township will see as much as 5-12% higher price growth over five years than a traditional luxury villa. Land is the most scarce resource today and will become increasingly scarce over time.”

The report further mentioned how Indian HNIs (High Net-worth Individuals) look at these properties as more a status symbol that offers a lifestyle apart from regular rather than something to resale.

What Do Regular People Think?

Netizens mostly agree with the points that the exclusive nature of the property and the ability to network in circles one wants to be are the main reasons to get a place there.

In a Reddit thread for r/gurgaon for a post asking “Very curious who is buying these 100cr flats in Camellias and such!?” one user responded with “Not buy but one of my father’s friends is renting there, apparently it’s to increase his connections. (He spent 1cr on interior decoration)”

Another writing along the same sentiment commented “You stay in Camellias to have connections and rub shoulders with people from similar stature. Camellias are the Akbar Road address of Gurgaon.”

User StockReflection2512 wrote “Easy way to park money from windfalls without tax. That’s why the prices. I have a relation in the family who brought one for exactly the same reason. Don’t confuse them with end users.”

User Any_Letterhead_2917 replied “All the CEOS, big businessman, and black money holders are buying those flats. Why not land? You ask.. they have enough land and farm houses and various places here and there. It just one more house for business connection, saving taxes etc etc. and these people are crores of rupees so 100 Cr is not a big deal. And btw the 100 cr flat news is not entirely true. I heard from twitter that one realtor sold it to himself or routed to his family just to save taxes.”

User thatguywidspecs writing on the thread said “Is DLF Camellias worth the Premium price ??” wrote “Camellais, Arallias or Magnolias have a universe of their own. It is very contrasting to Gurgaon and does have state of the art facilities/amenities. Maybe the prices might not be justified but that just gatekeeps people with lesser wealth to buy a house in. Hence keeping a high aspirational value as well as Inflated Property Value.”
